All applications can be completed online.  A current State-issued Drivers License or photo ID are required with the application, along with proof of income. This documentation can be uploaded online or brought into the property.  We process all applications and may conditionally approve your application(s) while you wait.  All applications are given final approval by the Property Manager within 72 hours.

Yes. Your total income must be at least 2.5 times the portion of your rent you are responsible for. If you do not meet the minimum income requirement, you have the option of applying with a guarantor. For more information, contact the leasing office.

If the income requirement of 2.5 times your rental amount is met, we will then check your credit and rental history. We use Equifax to obtain a copy of your credit report, and we consider public records regarding rental history. If your income, credit and rental history meet our criteria, we will conditionally approve your application before we check your criminal background.

The application fee is $50 per applicant. The fee is non-refundable given the fact that it covers the cost of processing your application.

A $400 move-in fee is charged to cover the cost to process your application and move-in. The fee is non-refundable. This fee is due upon move-in with the balance of your first month's rent.

While our community is not pet-friendly, PetScreening allows us to efficiently review and verify assistance animal requests, to ensure a consistent process for all residents — all while saving you time.

The housing provider will not refuse to rent a rental unit to a person because the person will provide the rental payment, in whole or in part, through a voucher for rental housing assistance provided by the District or federal government.

All utilities are included with the exception of electricity.
